No one likes surprises.

Whether you own, are about to lease, or, are purchasing a building or home, don't wait to find out what condition the building's systems & components are in. Decisions like these cannot be made on limited information.
Knowing the condition of a building will allow you to budget more accurately, provide for expenditures down the road, and gives you the bargaining advantage over the seller when trying to make the deal. Whether it's a new roof, AC or simply maintenance related items it is always better to know what you’re dealing with upfront.

It’s crucial that you’re fully aware of the condition of the major systems and components before you buy.
 
A Gifted Hands Home Inspection is an objective examination of your prospective building and/or property to assure you that its condition meets with your approval before you close your real estate transaction.
 
You’ve found the home of your dreams.  But the cautious consumer that you are, you want a home inspector to take a look at it before you buy.  That way, you’ll be forewarned about any defects or problems before you “take the plunge” and can have a real expectation of what needs to be done and reduce or eliminate the “surprises” in the future.
 
Different people have different needs, this goes for the type of property as well, and different properties have different requirements and purposes, such as residential, rental villas and commercial properties.  We offer three levels of inspection which can be applied to any home or property.
 
1.         Visual inspection. This is a visual inspection to point out areas of concern and areas that should be remedied or investigated further.
2.         Investigative inspection.  This is investigating into the areas that have been noted in the visual inspection once agreed upon by the owner, if the problem does not have an obvious or calculated reason behind it.
3.         Physical inspection.  In this level of inspection any areas that were discovered to have a potential problem during the investigation stage are now tested and tried under heavy working conditions to ensure that they function as they should.

Faith?

Faith, what is faith - complete trust or confidence in someone or something says the dictionary...
​People put their faith in many things, in a chair when you go to sit in it, in their cars breaks  when they press the pedal, in the fact that they have money in their bank accounts, the list could go on and on. Do you have faith in your house? In its ability to keep you, your posessions, your "material" life safe? From the weather from intruders etc?
There is a lot to say of your home which is suppose to be a haven and a place of rest and recovery. "Home is where the heart is", there is even a home button on our computer to get you home! its the place you usually start your day and finish it. It is ususally the biggest investment in ones life and can make all the difference in your life if you like it or if it is a hinderance. This depends on many variables such as:-  can you afford it, is it big enough, is it practical, is it a "money pit". People are very willing to pay a large price over time for something but hate the unexpected lump sum that can happen sometimes with your home. The good thing is that routine maintenance can break down expenses and help you anticipate future costs for these repairs and hence allow you to plan ahead  for them and how to pay for them.
​The adage "Prevention is better than cure" is usually always correct and why we encourage our friends and clients to look over their homes or let us carry out home inspections for them and see what the problem areas are for their home or property. With so many variables when building or buying a home its always good to get a experienced person to polan with, or to look over and alleviate any areas that could become a problem for you or the buyer in the future.
​Have faith, with a little insight and experience on your side, things can be enjoyable and dont have to be the GIANT  that you may see them as.

In sickness and in Health

Hi Guys,
​What an experience the last few months have been, since our last post we have had decent rain so that is another plus and the island is looking beautiful with the green grass and all the plants flowering, flourishing and being fruitful as the Sour Sops, Breadfruit, Bananas, Figs are all "Ripe fuh de picking"
​This title  for today may be a strange one for a maintenance / costruction company, but we are also a family based company and it is at the heart of any Family that "Through sickness and in health" holds its biggest meaning. So to give you a run down of why this title, here we go,
Kerry had broken her ankle on the 13th March and the two bones of the lower leg, so screw that, which is exactly what had to happen with a plate 4 screws and 8 to 10 weeks off the leg. As any married person knows this would be a challenge, plus with other family challenges, and running a business, would make things "interesting" to say the least, but with every challenge there is rewards.  I was doing all the cooking and... me 10lbs larger and later...  and 12 weeks Kerry was back on her feet again with a good report from the Dr... So back out to work and... a virus swept through the office and had half my staff infected and all the office staff for the last 2 weeks, which we are now getting over the last of it. Through all of this we are thankful as our families and  "work family" filled in where necessary and kept the "boat afloat" and running and we have been shown that we can have all the plans in the world and great expectations but what God has planned for you is sometimes a lot different than what we would choose, but makes us stronger and better able in the future.
​So in sickness and in heath we help each other, put trust in our "fellow man", workers, etc and this is what i believe we should all be doing for one another and the world would be a better place, or at least the part of it we have been put in to have an affect on.

Water woes!

The headlines read "Water woes!"  but do we really maximize on what we throw away?

​The average washing machine for a full load uses between 40 gallons for an efficient machine to 45 gallons for a "older" unit per large load, multiplied by the loads per week and your looking at a lot of water! 
​This water! "Sweet water" as I have nick named it due to its "fresh" scent lol, is very good for plants in most cases as it has in Phosphates, Nitrates and sulphates from detergents and these are essentially fertilizers. There is also the fact that these soaps keep insects at bay as they do not like them. There is a drawback however as any other additives such as chlorine etc can be harsh on plants and harm them. The concentrations however are small and depending on the storage tank used to capture the water, will further dilute the concentration. Give it a thought and see how best you can implement it for your property and give us a call as we would be glad to offer advice.
​Bath's and showers use a lot of water also and this water can be easily used as grey water, just be careful of your cleaning products and use bio degradable products whenever possible.

​Also note that fresh water storage is becoming a must nowadays in Barbados and the prices are very reasonable for a basic system for your home, these also give you the confidence that you will have water when you really need it.

With fires now becoming more prevelant with the drought and such, these water storage/ pressure systems are just another form of assurance and insurance to protect your property.
